Affordability Calculator

How the Affordability Calculator Works

Enter your household income, your monthly debt payments, the down payment you can make and a current interest rate. The calculator applies the debt-to-income limits lenders use and turns them into a comfortable purchase price and monthly payment. It is the fastest way to know which listings are worth touring.

Lenders look at two ratios: the housing payment as a share of gross income, and all debts including the housing payment as a share of gross income. Car payments, student loans and credit-card minimums all count. Paying down a small balance before you apply can raise the price you qualify for by more than the balance itself.

What Affordability Looks Like in Flagstaff and Northern Arizona

Flagstaff prices run higher than most of Arizona for the size of the town, and the same budget buys very different things depending on where you look. In-town neighborhoods near the university and downtown command a premium for walkability; Kachina Village and Mountainaire offer full-time forest living ten minutes south at a lower price; Munds Park cabins are the entry point for many second-home buyers; and acreage in Doney Park or Parks trades finish for land. The Flagstaff real estate guide compares them.

Costs Beyond the Monthly Payment

  • Closing costs. Lender fees, the lender’s title policy, half the escrow fee, prepaid interest and the first months of taxes and insurance. Sellers sometimes credit part of these in negotiation.
  • Reserves. Lenders like to see money left after closing, and so should you: a roof, a water heater or an air-conditioning unit does not wait for a convenient month.
  • HOA dues and special assessments. Read the association’s budget and reserves, not just the monthly figure.
  • Heating, snow and access. Propane or electric heat through a mountain winter, plowing on a private road and a well or septic system are monthly and periodic costs that never appear in a mortgage calculator.
  • Maintenance. A percentage of the purchase price each year is a common planning figure; older homes and larger lots need more.

Once you have a range, the mortgage calculator shows the payment on a specific price, and a lender’s pre-approval turns the estimate into a budget sellers will take seriously.

Affordability Calculator: Frequently Asked Questions

It depends on your debts, down payment and the interest rate as much as your income. The calculator applies the ratios lenders use; a pre-approval confirms the figure with your actual credit and documents.
Guidelines vary by loan program. Conventional and FHA loans allow higher total ratios than the traditional rule of thumb when credit and reserves are strong, so a lender’s answer may be higher or lower than a generic calculator.
Yes, twice over. A larger down payment lowers the loan and the payment, and reaching twenty percent removes mortgage insurance, which lowers the payment again.
Usually not. Leave room for taxes and insurance increases, HOA changes, maintenance and life. A comfortable payment is one you can carry through a slow year, not just a good one.
Second-home loans require larger down payments and carry slightly higher rates, and lenders count the payment on your primary home in your ratios. Many Flagstaff buyers are in this situation, and our agents work with lenders who handle it routinely.
No. It is a planning estimate. A written pre-approval from a lender is what sellers expect with an offer, and a Discover FLAG agent can recommend lenders who work this market.
