Home Sale Calculator

How the Home Sale Calculator Works

The calculator estimates what you take home from a sale, not just what the buyer pays. Enter the expected sale price, the balance on any mortgage or home-equity line, the commission you have agreed with your agent, and an allowance for closing costs and repairs. It subtracts each of those from the price and shows your estimated net proceeds.

Use it two ways. First, with the price you hope for, to see whether a move makes sense. Second, with a range of prices, to understand how much a lower offer or a buyer concession actually costs you once everything else is fixed. The number that matters is the one at the bottom, and a free home valuation from a Discover FLAG agent will give you a realistic price to start from.

What Sellers in Flagstaff and Northern Arizona Pay at Closing

Arizona has no real estate transfer tax, which keeps seller costs lower than in many states. The items that do appear on a Coconino County settlement statement are:

  • Commission. Negotiable and agreed in writing with your agent before the home is listed; it is usually the largest line.
  • Title and escrow. Arizona closes through escrow companies. By local custom the seller pays for the owner’s title policy and half of the escrow fee, while the buyer pays the lender’s policy and the other half.
  • Property taxes. Arizona bills taxes in two installments and in arrears, so the seller credits the buyer for the days of the year already owned, or vice versa.
  • Mortgage payoff and interest. The payoff figure from your lender includes interest through the closing date and any recording or reconveyance fees.
  • Repairs, concessions and inspections. Whatever you agree after the buyer’s inspection, plus a septic transfer inspection where the home is on a septic system, a well test if buyers ask for one, and winterizing or snow removal if the home sits empty while it is listed.
  • Home warranty. Optional, and often offered to the buyer as part of the negotiation.

Sellers in Flagstaff, Munds Park, Kachina Village and the surrounding communities also reach a second buyer pool in the Valley, which is one reason a well-marketed mountain home can outperform the estimate.

How to Raise the Number at the Bottom

Three decisions move net proceeds more than anything else. Price: a home priced from real comparable sales sells faster and with fewer concessions than one priced from hope. Preparation: spend only on the repairs and improvements that return more than they cost in your neighborhood, which your agent can tell you from recent sales. Timing and marketing: professional photography, copy and direct-to-buyer advertising bring more buyers, and more buyers mean less negotiating down.

If the estimate is close to what you owe, or you would rather not prepare and show the home, compare it with a guaranteed cash offer, which has no repair or closing costs. Your agent can put both numbers side by side. Read how we sell homes in Flagstaff and Northern Arizona for the full process.

No. It is an estimate built from the figures you enter. Title, escrow and recording fees vary by company and price, your lender’s payoff includes interest to the closing date, and repairs depend on the buyer’s inspection. Your agent and the escrow officer will give you a precise settlement statement before closing.

By local custom in Arizona the seller pays the owner’s title insurance policy and half the escrow fee, and the buyer pays the lender’s policy and the other half. Everything is negotiable in the contract.
A small percentage of the sale price is a reasonable placeholder for title, escrow, HOA and prorations. Ask your agent for a seller net sheet with real figures once you have a price in mind.
Sometimes, through a short sale with the lender’s approval, or by waiting and paying the balance down. Talk to an agent before listing so the strategy is right from the start.
